CHALLENGE: Fifth Third sought to construct a regional Headquarters in a well sought-after location with very selective design, zoning, planning, traffic, sewer, water, and environmental impact issues. The bank's adherence to some primary aspects of its banking culture was a challenge to the municipality.
SOLUTION: Our solution involved numerous meetings and communications with each municipal department to best demonstrate to the governing authorities and community at large the bank's commitment to their customers and the community as well. Since new surface parking and a drive-through were not permitted to be visible from the street, K4 screened both by placing them in an open courtyard area within the complex. To best communicate to all parties, a 3D computer animation was developed to simulate the positive impact the completed design would have on the community, and to illustrate that the solution for surface parking and drive-through would lead to enhancing the overall facility. Ultimately, the plan was approved as illustrated.
