CHALLENGE: HARTline requested the verification of a preliminary programmatic space plan and the incorporation of that plan into Construction Documents to renovate their existing facility per code. The space plan included an Emergency Generator to be located on the exterior of the facility in a designated historic district requiring approval from the local historic committee prior to the permitting process. The budget for construction at this facility was severely under funded (70% funded) and required extensive value engineering.

SOLUTION: K4 reviewed the space plan, investigated the existing facility, and determined several conditions requiring corrections to the existing facilities per the code. Once determined, K4 presented to HARTline acceptable solutions. K4 met with the local historic district officials during the design process of the exterior emergency generator facility to ascertain their concerns and thus pre-empt any issues with the eventual submittal. This proactive strategy saved time and money, and led to a successful working relationship between HARTline, local officials, the contractor and K4. Through the contractor, Heart Construction, K4 met with them and their sub-contractors on a regular basis, exploring value engineering opportunities. This resulted in presenting HARTline a budget that met 95% of their goals per their available funding. The information K4 provided HARTline assisted them in successfully soliciting additional funds for the balance of the project.
