CHALLENGE: Assist the developer to create a retail facility on a non-optimal site as part of a larger development that includes two banks and several larger retailers.
SOLUTION: K4 helped the developer plan for maximum flexibility for different types of retail and restaurant tenants, optimal setting of HVAC, electric, and plumbing utilities. To achieve a cost-efficient design, K4 completed cost estimates based on design alternatives that included different types of materials. The client wanted strong street presence, so K4 used sightline studies to determine that the structure should be taller; we also designed a signature tower for the transitional style building, using renderings and elevations to test the concepts with the client. During the Implement phase, K4 fast-tracked construction to accommodate the developer and tenants. The project was very successful for the client.
