CHALLENGE: In a changing market demographic, the city wanted to develop an existing 46 acre underutilized site into a retail area that would serve as an anchor to this suburban area. Crescent Springs wanted to develop an aesthetic landmark, the developer and retailers needed their respective design studies; the hilly, 46-acre site presented extensive challenges.

SOLUTION: K4's design work included the development of a distinctive, 80-foot clock tower that became a community landmark and the layout of a site that would maximize identity, parking and square foot amounts, while accommodating a very difficult traffic pattern, requiring a bridge among other things. K4 worked with local and national retailers, designing a 45,000 SF grocery store as well as modifying a Home Depot exterior to match the development’s intended character. K4 then used hand sketches and 3D modeling to help the clients visualize design and material alternatives. The complex has excellent street visibility/presence and has received considerable positive feedback.
