CHALLENGE: Developer desired to create a large big box development on a hilly 70 acre site along two major roadways, and accommodate several national retailers and a changing list of outlot users.

SOLUTION: K4 worked with the developer to explore the existing conditions on the site and created a design to work with the very rough terrain and continuously sloping site. We developed multiple elevations and plans, as well as created a transition pedestrian path that met ADA requirements along the very long façade for the site in coordination with the various tenants. We assisted the developer to create tenant leasing scenarios throughout the process to best coordinate the changing tenants through the lease-up process.
