CHALLENGE: The developer desired to marry a unique medical office building Clinton Memorial Hospital needed with a neighborhood retail strip center on a site within the retail market. The 25,000 SF MOB and the 30,000 SF Strip Center would need to share basic site elements, but maintain each building's own autonomy.

SOLUTION: K4 was hired because of our ability to provide an architect-led design/build process. Because of the aggressive timetable the hospital needed to maintain, K4 delivered a fast-track construction schedule for the MOB that met all of the hospital's and developer's goals, while coordinating a slightly different schedule with the developer based on tenant lease-up. The MOB includes a surgical center, full medical lab, and six leased medical offices. Building and service delivery systems were integrated to optimize functionality and construction. The facility is oriented about a common corridor allowing independence from one group to the next. The Retail Center is sited to maximize street and parking frontage and has design elelments to compliment the MOB. The overall project is extremely successful for both developer and hospital.
